How do I go about creating or having a contract created. And then making an offer to the seller prior to a wholesale of the contract. Should I consult a real estate attorney to create the contracts for me so I can sell it to a rehabber. Or should I consult a realtor and have her draw up a purchase agreement with assignment rights and let her make the offer to the seller. And if so do I then need a template assignment contract from a lawyer so that I can assign the deal once I have it under contract ???? Any guidance that can be provided would be great.
