Thank you for the replies. I ended up just emailing him that I will be using his security deposit for lost rent and he acknowledged that he would not be getting any money back. It seems like a lot of tenants are not very well informed on renting procedures. My screening processes are constantly evolving with each new experience I encounter. 

I wouldn’t lose too much faith, it is a legal contract and I have had success in the court system with a previous tenant who did not pay and threatened me. You can always go after compensation for rental loss and criminal charges if you feel the need. I would rather avoid the extra headache and pick winners of the get go.

Tenant was supposed to pay rent on the first. Found out from him on the second that he had already moved out. The room was left in good condition and I have 1 month security deposit from the tenant. His rental agreement was month to month and he had only been there for 6 months. Do I give him a 3 day notice to pay or quit, and then a 30 day notice? 

Thanks in advance for the help. This is a first for me but I am sure that more experienced property managers have seen this before.

I have a tenant harassing me including black mail, threats, and videos he took of the other tenants without their consent. I had my lawyer draft up a 3 day notice to quit for him to start the eviction process. Should be pretty cut and dry with him.

The house is 4 tenants renting individual rooms in a month to month rental agreement. The reason the guy is harassing me is due to another tenant that made a bunch of stuff up to get him all fired up. 

Tenant #1 is the guy harassing me and tenant #2 is the guy that got him fired up. They are both mentally ill, and tenant #2 was a good friend of mine of 10 years. Tenant #1 did me a huge favor by secretly video recording there conversations about us and sending them to me. These videos are what he’s trying to blackmail me with. Makes no sense and he is demanding I meet with him in person or else he shows people these weird videos. Joys of being a landlord.

My question is I also have a 3 day notice drafted up for tenant #2 under violating his rental agreement for tenant safety and criminal activity. I’m going worried with our history he may try to take it to court just to get back at me or something. Is the safer bet to give him a 30 day and start the eviction with the more problematic tenant? 

Also I am giving 30 days to the other 2 tenants and taking a new direction with the business other than short term rentals.

I need to serve a 30 days notice to 2 tenants in a medium term rental with 4 tenants under the lease. Not sure the legality of lease and need to get it reviewed before I proceed. I was in the process of doing one lease and having one guy sublease to the other 3 tenants but I did not get around to it in time. The tenants are unhappy over the rental terms but unwilling to leave on their own accord.

I bought a 5 acre horse property with a dressage court and horse track. The house is secluded from the horse area and we have installed 2 barns and a bathroom on the lower half of the property.

Originally I was going to start my own horse boarding buisness but I have decided to lease the entire lower half of the property to someone else to use as they please. This is mostly going to be catered to horse trainers that offer lessons to the general public, but someone could also rent it out just for their horses.

Couple questions, the big one is insurance. The next one is how is this treated? Can I write a lease just as I do for my rental properties? the only thing that concerns me is the extra liability of someone having their buisness on my Primary property.

So what happens if the next property is worth 230k less than the property sale? Basically I’m stuck with capital gains. Not even at 2 years ownership so it’s over 25% here

We did a cash out on an investment property for 375k and now we are trying to sell but have just been informed we need to pay off the loan in order to do a 1031 and avoid capital gains. Is there any alternative to me loaning 375k for a day? House is making a profit on sale
