Hey BP community! I want to get opinions from seasoned RE investors about home warranties. I currently had a 1-year home warranty included in my purchase contract and it is set to expire. I haven't had to use it at all throughout the year, but seems like a good way to mitigate super expensive risks. Are all ya'll using one? I've used APHW, if there are any other recommendations, I'm open to hearing. Thanks!

Has anyone taken advantage of 0% APR credit card usage to help fund a deal? I know some companies offer 0% APR for new cardholders for a certain period of months. Read online of some people utilizing to provide liquidity for a deal and want to learn more.

- For the funds to be invested in your next home, a high yield savings account or CD with liquidity and low risk makes sense

- For the balance, if you are looking for steady cash flow you could consider a multi-family, syndicate if you're an accredited investor, or a bond ladder. If the time horizon is longer than 10 years, I'd consider a diversified portfolio
