 @Spencer Cuello are you looking to invest with a group into a syndication or as an individual investor as the managing member of an LLC? Both are possible but there are rules that you should be aware of to stay out of trouble.


Potentially with 2 others in a multi-member LLC. Is there a website you typically go to for this kind of information?

Hey BP community! I want to get opinions from seasoned RE investors about home warranties. I currently had a 1-year home warranty included in my purchase contract and it is set to expire. I haven't had to use it at all throughout the year, but seems like a good way to mitigate super expensive risks. Are all ya'll using one? I've used APHW, if there are any other recommendations, I'm open to hearing. Thanks!

Thanks all! For background, I was thinking of using it for half of an investment in a shorter term syndication that I would aim to pay back before the 0% interest promo expires.

Has anyone taken advantage of 0% APR credit card usage to help fund a deal? I know some companies offer 0% APR for new cardholders for a certain period of months. Read online of some people utilizing to provide liquidity for a deal and want to learn more.

My buddy is running the numbers on his first deal below-

- Purchase price: $180k

- Estimated rehab cost: $90k

-Holding costs + Closing Costs: $66k
