Post: No Children Allowed For Showings

I recently requested a rental application for a 4plex near mine, and on it it read "Adults Only Please" regarding showings.

I can't tell you how much I've always wanted to do this...I mean, you've just spent a boatload on freshening up your unit, and here are some kids running rampant through your place, dragging their hands on your freshly painted walls, banging cabinet doors, etc... It's happened to me plenty...Drives me nutz.

Is it legal to not allow children for showings? I might imagine that even if it is, you'd be discouraging potential tenants.

Amanda,

I appreciate the difficulty of getting people to come with you for showings. I take it you're doing individual appointments instead of open houses? Maybe try an open house, that might make it easier for someone to come with you, offer to take them for a bite to eat afterwards as a thank you. Or maybe schedule more than one party for an appointment. With several people around it will discourage bad guys, no one wants witnesses. Maybe limit your showings to daylight only.

On a delicate subject, is your apartment in a not so nice part of town?

Either way, be careful, kid.

On a lighter note, I'll fly down to show with you, from your picture, you're kinda cute! (just kidding around, everyone calm down!)

"Hey, be a landlord! Take self defense classes!...."

Joel...please...

Amanda, never show alone, preferably with a male friend.

Another company trying to get their hands in my pocket. $40/mo, $99 setup plus other fees?

No thanks.

And after watching the promo video, I'm not impressed.

Not for the smaller investor.

Karen M. You might want to read an entire post before posting a response.

Two weeks ago I called on a medium priced single family in a nice part of town asking for information and they never called me back. I've since found all the info I was looking for, but am stunned at not receiving a call back.

I can appreciate a day or two wait, but never? That's sales 101, innit? If that's a problem, find a different line of work.

The house is still for sale, the price is out of line.

Maybe that's why no call back? Nah, can't be...Mus'nt need the money...

Thank you Loren, I got it figured out with the help of an electrician friend.

Thinking it through now, I'd just rather have some light detection device operate all of the hallway and exterior lights instead of having to reset the trippers every so often...

Thank again!

Marcia Maynard has it right,

exactly right.

...and remember Aaron's Mazrillo's rule of Landlording.
