Great information, currently I use a property mgmt company and when I talk with them, they say they are frustrated collecting rents. I will recommend some of these approaches.

I agree with juzamjedi's advice, If I knew what I know now while I was an undergrad - I wouldn't have applied and maxed out all of my credit cards, only to get into trouble paying them back after graduation (credit card companies are always looking for grace when they screw up, but if you screw up - you're screwed (with the exception of DiscoverCard - they are a bit more forgiving - well, in my dealings with them)). It has taken me almost eight years to bring my credit scores up to obtain the great interest rates. Real Estate investing is the way to go in my opinion so protect your credit and stay focus.

Sammy, I wouldn't say SoCal has anything with a positive cashflow - unless you brought 20 years ago.
