Have contract, but buyer only has 10% and local lenders want 20%. Can any one help with a lender or interested from a private lender standpoint?

I have seen a few people on here mention they have PrePaid legal. What are the benefits, should I look to purchase a membership. Is is cost effective? Looking for input.
