I am still at the stage of farming area search. I definitely want high ARV as I am going to go for cash out refinance. I will spend the rest of this month in New Britain , driving around and networking with you guys.

Hi,

I saw a bunch of properties on Trulia in Norwich  Connecticut for under $50,000. They are mostly single family 2/3 bedroom and concentrated around the Boswell avenue near downtown. The crime rates are low, and the after some craigslist and zillow searches, the rent to price ratio seems to be just under the 1.5% ,

I am not familiar with Connecticut, so I decided to drive through the area. I was struck by the large number of for sale signs. I also asked some friends in New Haven and they said Norwich is "dying' due to lack of jobs there. 

When I search for low priced properties in CT, I see a few clusters

Waterbusy, Meriden, Norwich, rough parts of New Haven, New Britain

But, I do not see much discussion here on Norwich. 

I would like to know your opinion on Norwich. I am planning to buy all cash, and I was wondering if I can expect some cash flow from there.

Hi BP Family

I am a traveler and a part time technology consultant. I would like to build a passive income stream so that I can travel more and follow my other passions , and do less of the 9-6 grind. 

What am I looking for

1. Maximum cash flow, future appreciation will be nice to have

2. Within two/three hour driving distance from New York city, so I can live in NYC and take care of stuff 

3. Willing to sacrifice cash flow for peace mind while landlording

4. $60,000 max to begin with. Once I have more teeth in the game, willing to break my other investments and put them in RE

5. Repair opportunities. Willing to learn the rehab process . Higher ARV when the time comes for bank refinance

Experience so far

Zero in USA. Bought a 3 bedroom for my parents , but it was new construction and father took care of the whole process

Education so far

1. Read to the BRRR book, About 50 podcasts, Reading the book on rehab by J Scott etc

2. Drove around Norwich, New Britain and New Haven

I hope to network with the local experts and take bold steps in this new chapter of my life.

Starting with the meetup this evening in Manchester.

I added the  NYCHA projects in the Bronx to the list. The general feeling is, the area near these projects are crime prone, but there might be exceptions.

Hi Guys,

I am creating KML files/ Google maps  on the various neighborhoods of the Bronx.

Here is the first in the series:: The zip codes of NYC plotted on google maps. In the near future, I will update it with crime maps, location of single and multifamily homes (up to 4 family) and rent maps.
