then that is the difference between you and me , so many times i have brought up deals  in Atlanta or Houston that the realtors in those cities didn't know it even existed .there is something called INTERNET i suggest using it from time to time , you never know what you will find .

@Joshua Jarvis i might have to admit that the agents i am working with right now , are maybe a little slow , sometimes i have to call them 4 times to get a call back , so i can put an offer or ask about a property . 

i will probably end up changing my contacts in Atlanta .

@Joshua Jarvis the views i see are from websites like Zillow or such , but i work with two different real estate agent in Atlanta area ( Decatur , stone mountain ... ) and they tell me the same thing that the houses i bring up for them to put an offer on were on the market for either a long time ,or maybe 24 hours and as soon as i want it , its gone . 

i wish the market in my area was like that .

Hello everyone , just wanted to bring something up and see if any of you have ever seen something like this , or is it just me thinking this is weird ?!

I have been trying for the last couple of months to buy a house in Atlanta for cash for fix and flip.

Every day I spend hours looking for deals, analyzing, calling realtors to gain info on  specific areas and such, but as soon as I want to put an offer the house is gone.

there has been so many times that a house just got listed and I even look at the views on that house , I am like the first or second person that has even seen it , but when I call the agent to put an offer I hear the same response ( house is under contract ) .

Is there some kind of a game going on in Atlanta area that any out of state investor looks like a mafia to them or maybe they don't like them?! Some of the realtors I have talked to are a member of BP too, but I don't want to mention any name, just a clarification on if it’s something that is OK to do?! (Maybe selling to your friends and families first is totally fine now )

@Engelo Rumora that was some awesome advice , you are absolutely right about the management and  how important it is . the problem i have is that even with $100 cash in hand you can barley do anything in CA , especially where i live , so i am looking for investing in other states .

@Ali Boone i found a couple like usachoicerealty but they are so out of date , i looked at some for sale properties myself and the prices are amazing for investment . but since a trip from CA to NY is going to be a hassle , i was looking to see if i can talk to some TK or PM companies in that area first .
