Hey everyone,

So Im new to this whole thing and would like to know if you could explain to me the process for submitting offers on mls properties. More to the point, is there a specific document that you submit? If so, is it a general document or is it specific to every offer you make? Im totally lost on this subject so your help is much appreciated.

Peter Giardini Hey Peter! Thanks for that bit of information. It's definitely something im trying to be cautious of. HOA fees are crazy here. Sometimes more than the note on the property.

Nathan Emmert Nathan, buddy! I think you've been in Utah too long. Going a little menstrual on me there bud. The problem with short form communication is that you can't here vocal inflection. So, to make up for that we have to insert little things like "lol" etc to let the receiver know that you're just joking around or busting his chops. Reread my message thoroughly, with the same eyes that you scrutinize a potential real estate deal, and you'll understand that I was joking with you. (I literally said, "Im joking with you") lol. Am I sensitive, of course I am...Im a man, we all are. But do I have a tough skin, absolutely (Im from Philly born and raised, I have no choice) and was I bothered by someone welcoming me to the forum and offering me their perspective...of course not. Im new to this market so im out to learn and contribute all i can as my time allows. Do you not joke around with your fellow associates and friends? Of course you do. Same thing here. Feel better now? We friends again. Excellent!

Wow, you guys are a cheerful bunch, lol. "Jersey is too expensive, the taxes are too high, and i'll never make it here, so I should just move to somewhere else cheaper where I get more bang for much less buck." I know, I get it.

Chris Masons Hey Chris, pleasure to meet you. We'll have to grab coffee one of these days since you're so nearby. And yes you're right, you do have to take the good with the bad. But you at least have to try so I applaud you on your current multi-unit.

Nathan Emmert Hey Nathan. Pleasure to meet you as well. Thanks for telling me how much better your situation is than anybody else in northern new jersey, lol. But ultimately Nathan....it's Utah dude. I mean really. Im very happy it's working for you....but it's Utah. Seriously Nathan, don't mind me. Im just kiddin with ya man. Im nothing more than an arrogant a-holish east coaster that cracks jokes whenever possible. Seriously though I really appreciate the input. I know Jersey is an expensive place but for now this is where I'm based and this is where my company is based. So, this is where I'm going to cut my teeth. And the postcard view of Manhattan from my living room and bedroom ain't half bad. Later on, when the opportunity arises, I'll definitely check out other places to invest in, but for now as I learn and apply, northern jersey it is. So im gonna do my best. If I fail, then i'll try again. So wish me luck.

Greg NJ Hey Greg, how are you my friend. Keep plugging away at it, you'll eventually crack the nut...if you can't make it in jersey though, just move to Utah with Nathan. I think he's found the promised land. (Sorry Nathan, I had to, lol)

Afternoon Jon,

Thanks! Im interested primarily in buy and hold SFH/Condos and wholesaling. (More so buy and hold and building up a nice portfolio) I know it all starts with my first property so I hope to learn how to acquire it. Whether that be from a tax sale or a pre-foreclosure or REO...I have no clue...that's what im hoping to learn about and implement.

Good Afternoon everyone,

My name is Michael-Christopher. I'm a personal training studio owner and brand new to the real estate scene. Always had an interest, but never had the time to sit down and learn. So now's the time. Im interested in wholesaling and buy and hold investing for now. My interests may change, who knows, but for now that's my main area of interest. I live and work in north jersey right on the Hudson across from Manhattan, but my areas of interest are north jersey all the way down to Philly as far as REI is concerned.

I'd like to network with everyone in the area. So if there's meetings etc that you know about let me know and I'll be there. Looking forward to contributing and learning. Thanks everyone.

To answer your original question and get back on topic...Does it seem like its hard to get a good agent? YES, it does SEEM hard. All that means is that you have to put in some work to find a good one that's willing to work with you. Agents are a dime a dozen, good agents are a nickel a dozen. In my area, everybody and their mom is an agent or lawyer. Trust me, they're just as hungry as you are. If you call one and they don't want your money, that's fine...PICKUP THE PHONE AND CALL ANOTHER ONE.

And by all means, don't let one agent that turned you down discourage you. And surely don't let a naysayer in this forum tell you it can't be done or it's not worth it. Just because they can't do it or haven't been able to pull it off, I guarantee you there's someone out there that is. So Pull Up Your Skirt and Find An Agent That'll Work With You.
