When tenants move out and it is time to either rekey or replace the locks, is this cost typically covered by property management company or the owner? TIA

I know it might sound silly and ridiculous but today I learned something that I did not know yesterday...I learned how to fix a loose toilet paper holder. All it took is watching a video on Youtube, a trip to wonderland aka Home Depot (that place is now a little less intimidating after I spent 30 min roaming its endless aisles looking for bolts). point of this post is instead of asking someone to fix it for me I chose to do it myself regardless of how little I knew about it (had no clue how that metal rod just magically hangs to the wall hahaha). 

Now that I want to get started in REI I felt that learning little things here and there pertaining to houses will be beneficial in the long run. And I know that a toilet paper holder is something sooo miniscule but it boosted my confidence a tiny bit and gave me a small nugget of knowledge I did not have before and I will take that any day.

It is often the first step that is the hardest, it is often taking action towards something you are not that experienced at...today I overcame my intimidation and tackled my loose toilet paper holder maybe tomorrow I will overcome the fear of getting started in REI and buy my first investment property.

PS: always go with toggle bolts instead of plastic expansion anchors, trust me I am experienced now :)

Thanks Ryan, i like the strategy but at the moment house hacking us is not really an option for me.

@Matthew Crivelli and @Saban Becirovic true…working through the numbers now to ensure i am not making a mistake and if all looks good i just need to get over that initial fear and jump in. Couple more things that worry me is current owner pays for all bills and the rent he is charging is really low, I need to figure out how to legally deal with the existing leases and property has been on the market for over four months I wonder why (they’re only allowing inspection during Due diligence period), last thing I want is to be stuck for another year with a non-profitable 4plex but it looks that it has great potential if I get rid of all the tenants and start fresh plus some remodeling. 
all this is making me want to stay in the comfort zone of one single family home to start with but I also might be losing out on a great opportunity.
