Hey @John Degen It's great to see you on BP and from Sacramento! I live in Rocklin and am a real estate agent. I would definitely be interested in any properties you come across as I have a lot of potential buyers I work closely with.

Hmm seems weird. If you need guidance on the Sacramento area feel free to reach out to me. I am a local agent here an am well versed on the differing neighborhoods. 

Do you have boots on the ground? Often times listing agents will not accept offers from out of town investors (who don't actually look at the property and submit blind offers).

There are opportunities where ever you go, at any price point. You just need to know what to look for AND where to find these deals.

Yardi published a September Rent Survey for multis and Sacramento leads year-over-year rental growth with 11.1%, followed by the Inland Empire and Seattle (both at 9.0%).

While rent growth keeps decreasing, multifamily fundamentals remain strong. Occupancy has remained unchanged since May and is staying near historic highs. The employment sector, while not as robust as it once was, has been creating jobs at a steady pace. Demand for multifamily housing is forecast to remain high, as Millennial household formation continues and Boomers seek to downsize and re-enter the rental market. Despite the deceleration trends, 26 of Yardi Matrix’s top 30 markets experienced year-over-year rent growth of 3% or better in September.

What areas of town do you manage properties? What's your minimum number of doors you take on? SFRs?
