As an agent, I have done almost every sort of marketing possible to generate a viable lead. The highest return I've seen has come from door knocking. If you have the time, door knocking and speaking to potential sellers face to face is they way you will break through the competition. 

Homeowners that are on any kind of list (pre-foreclosure, absentee, divorce, tax etc). receive 10-20 mailings a month and triple the amount of calls (if the number is listed).

Yea I agree with @Robert Musallam. You can't predict what the future holds. What you can do though is understand what your investment criteria is and then go after it. 

If you have a minimum cashflow per door or a CAP% then analyze deals and wait until you find that deal. When you find the deal then go for it. You may have unrealistic investment guidelines for the area too - I'm not sure. That would be something you have to decide if you're finding after a certain amount of time you're not locating anything of interest.

As an agent, I work with a lot of people. One of the things I notice the most with new investors (and home owners) is they do not know what they are looking for or have a strategy.

Once you rehab these multiunits will you resell or hold them in a portfolio? It sounds like you plan to hold onto them and maybe refi?

Hey @Bruce C. and welcome to BP. It's great to see another person from the area on here. 

What type of neighborhood are you looking to buy in? I mean in terms of A, B, C etc.. the type of tenant you'll attract is usually in line with the neighborhood. Nicer areas like a Rocklin or Folsom have great schools, low crime, nicely cleaned up etc. but property values are higher. Rents are higher too but may not meet a 1% rule or the other various rental guidelines that are out there.

It depends on your specific market and how competitive it is. 

Staging can help with a house or rooms that are really big and open (create two rooms within one big one) or that have awkward floor plans.

In higher price points I would expect properties to be staged. In a competitive market a property may not need to be staged because it will sell regardless. 

Check your days on market (DOM) statistics. If they are low (maybe 15 days or less) on average that may be a sign you're in a competitive market... but we are heading into a slower season too. Which means less inventory but not as many buyers out there too.

I would say quartz for sure. Or marble in that price range... Granite is kind of played out these days.
