Great post.  I'm in a similar boat and own a freshwater plot in Cape Coral.  I'm attempting to get it zoned to enable building a duplex.  Could you share a bit about how you identified the builder you eventually decided to work with?  Was it through internet search/referral/ other channels?  If you know anything about duplex builders (most seem to be single family only?), could you let me know also? Thanks!

 How big is your lot?

 Standard Quarter acre

Curious about the approval for a duplex on a standard lot. They tend to build out not up in CC from what I’ve seen. Someone with a better understanding will comment I’m sure but I tend to think it will be a difficult move.

All the information you could ever hope to learn is on these forums. Read, read, and read some more. When you find the one thing you are interested in focus and ask questions. Find the aspect of real estate that you like and get good at it. Best of luck!

Landlord friendly states is where all of my focus is. Granted, this is a federal proposal that could have ramifications everywhere but if you are already starting out in a tenant friendly city/state then you will be digging out of a much deeper hole. As the saying goes, this is why we can't have nice things.

I respect that you are concerned. Rent control was first introduced in the US over 100 years ago.  It has been part of policymakers debates for a century and have, for a lot of the reasons here, not been voted into action by policymakers in any widespread way across the nation.

I don't lose any sleep over this. And, as I shared earlier, the President has done an effective job, in this instance, is assuaging the fringe of his base. Both sides of the political aisle have their fringes. So long as leaders of both sides control their fringes, we'll, in my view, be better served.

He IS the "fringe" of his base lol. Maybe you haven't been paying attention. But that is for another discussion, political topics tend to go to a very bad place quickly. I'm really just here to make money, carry on.

All by design. “You will own nothing and be happy” that’s in the WEF’s own words and all those beholden to them, like Biden, will implement it.

It may be posturing now but we will all wake up one day and wonder “what the hell happened?” In the meantime try to vote accordingly to buy some time and inform people in your sphere but with the way things are going it won’t be long. Not just rent control but many incredibly destructive ideas by the people in charge.

Have a nice day!

Post: Ocala investors, what's the attraction?

Currently investing along the Gulf coast for obvious reasons but looking to see what opportunities there are in central Florida. What info can you provide about Ocala from a multifamily investor standpoint?

Ocala's been a steadily growing market. I think one of the big attractions is the purchase price to rent ratio. People are moving to the area because there are jobs available in the distribution centers that can be located along interstate 75. The other employer is the service industry in the city of the villages. Many of these service workers find housing in nearby Ocala or the city of leesburg. This is because the villages is a 55 plus community and many of the people working in the service industry jobs located within the community are not 55 therefore they must find somewhere else to live nearby.

This is what I've been hearing. Thank you for confirming

@Bernard Joseph S. - I offered you the opportunity to reach out - you have not.  Don't appreciate the commentary.  We do keep the lines of communication open.

@Pretty Khare - email headed your way.

@Don M. - email me what questions you have.

@Eric Winkler I haven't reached out for a variety of reasons, maybe circumstances changed and I no longer require your services? As far as your other comments, the thread speaks for itself. I have no further comments
