This is my question as well. As mentioned before my wife is black. Been together 25 years. We have black family in Maryland, Texas, Jersey etc. All over the country. 

Various degrees of success. Just like in my own family. And you what the common denominator in the success rate? Hard work. Those filled with excuses and laziness and those with pride and the ability work harder than everyone else. White or black, doesn’t matter. Shocking right? 

If you are going to sit and blame all your faults on society, the government, past wrongs whatever the hell it is. If you keep looking for these things. Then you deserve what you get. 

Most of us are here to make money and grow our wealth. Threads like this need to die. Serves no purpose but to spread racism, which I can see now was the OP’s intention. Good job

What the hell? LOL. Thats a personal decision between a person and his/her doctor at the least and others have religious reasons to abstain as well. In no way, shape or form should these private decisions allow anyone to be discriminated against. I'm one of many that was forced to lose their career for refusing to be part of an experiment on religious grounds. My sympathies to anyone else having to face this tyranny.

As an aside, it allowed me to jump full bore into RE investing which was a blessing. I refuse to play the victim and have used the time to fuel my success. Anyway, carry on...

We all see what we want to see I guess. But bringing this nonsense to BP is unnecessary. I know many investors, just like I know many homeowners, and they are every single shade under the sun. Hell, my wife is black. And you know what? we're all doing what we have to do to survive and thrive. You want to cry victimhood and racism at every turn, be my guest. The rest of us will be out here making deals and getting it done. We just had a great year and 2023 is going to be epic for us, no victims here! Have a great day!

I like to sell vacant and buy vacant. Personal preference, but I want to control the situation on both ends. As others have mentioned, showing a property for sale with difficult tenants is not conducive to a quick transaction. Likewise, I don't want to take on someone else's problems. It's just so much easier this way.

I agree. I'm building in hot areas that just aren't affected by much right now. I will be fine in a downturn and way ahead when things pick up everywhere. Buy where people are moving to in great #s. Thats why I questioned Jack earlier if he was limiting himself to Seattle, it's a big country with a lot of markets that will continue to outperform regardless. Choose wisely...

Incorrect. He’s talking the past couple years when rates hit the 3s. Over bidding everywhere to lock in. We all lived it, wild times.

 Not sure how long you've been a landlord but in 15 years I've learned that winter time is the hardest time to find tenants. I've had hundreds of applicants. None have met the screening criteria. Seattle has become a dump.

 Not saying anything you haven't heard already but why stay? I left all my NYC investments for similar reasons and never looked back. Unless Seattle changes dramatically, not the least of which is political, it will remain just like NYC, a dump. 

Buy in the path of progress. Don't hold in a place of decline. Just my thoughts.

I'm waiting on a seawall permit which was filed last month. Once that's done the fun should begin as my building permit has already been approved. I see most of you are with Delta. I'm contracted with Blacktip, so far so good. Anyone using Beattie or any of the other builders?
