 Seems like this builder has way too many issues. Permitting in Cape Coral is part of the problem but when a company does not even try to contact you during the process it's a red flag. At minimum, even if they don't have an update, keep a line of communication open with your buyers. It's just good business.

I'm assuming you do. I don't agree BTW with a ban on using gas for cooking or heating. I prefer gas for cooking but can adapt to what is available FWIW. Incentives, not mandates, make good policy.
If you knew anything about Staten Island compared to the rest of NYC boroughs you’d  understand. Staten Island has talked about secession for quite a long time. There is a world of difference between SI and the rest of the cesspool that is NYC. How do I know? 43 year resident that finally had enough and left. Your hatred of Borelli is most likely political but that’s ok, we can’t really talk about that here. Have  a great evening

Looking for a company that can provide properties that are already rehabbed and ready to rent along with a property management company and can provide multiple properties per month. 
Grant i have some clients invest with roofstock. I have not invested with them so i can’t provide feedback. They seems to have what you want. 

 I thought Roofstock had properties prehab, do the reno that they suggest with them after closing and then they set up management. Correct me if I'm wrong.

Turnkey seems to mean different things to different people. In my mind it's more of a passive experience after finding the property whether new construction or rehab and getting it up and running with management in place. On the other hand, you can make it as involved as you want as well. Local turnkey and out of state turnkey are very different from a personal perspective.

Money is made when you buy. Did you buy it negative cash flow to begin with? Unless you bought with a lot of equity in place or have gained a lot since purchase I'm trying to figure out what went wrong here

And that’s the rub with social media. If you’re not straight down the middle you can turn off a lot of potential business. In fact you’re still going to turn off people lol, so might as well just be yourself

I'm a fan of Rent to Retirement but I don't recall any Atlanta or Georgia property recently. If you're willing to expand your search outside of there they may be worth a look for you.

He’d have to rent it out for a year before he could 1031 the sale tax free.

12% ? Like others have said, where is this? LOL Parking $1mil in there and sitting comfortable sounds like a plan. Point is, if you're getting that much then risk must be accounted for. I'll stick with REI
