I’m dealing with a plumbing issue in the tenant half of my duplex. About a month ago, the plumber said the repair would need to go through insurance. They demoed the shower floor and surrounding walls, but since then, insurance has been stalling. First, they delayed over justifying the number of fans used and why the drywall had to be removed. Now, for the past week, they’ve completely stopped responding—no replies to my calls, emails, or texts.

My tenants have been without a shower for a month, and the place is a mess. I gave them $500 off rent this month, but that doesn’t fix the situation. Any advice on what to do?

Hi there's this crack in the corner of my garage and I've noticed cockroaches are coming in and out of it. I left the flip flop to show the size. What's the best way to block this thing up so they can't come in?

My tenant wants to start a home wholesale business selling children's dresses online. They need permission from the landlord to get their business license. I said I would call the city and get back to them.  They are fantastic tenants and assured me there would be no customers coming and going to the unit, as everything is bought and sold online and they will pick up and drop of shipments at FedEx. 

Has any one had experience with something similar ? I want to add an addendum o their contract stating there will be no customer or extra traffic. does anyone have a template for such an addendum ?

Hi everyone, I have a problem tenant who has been paying rent later and later every month. he still hasn't paid Novembers rent and now we're in December. I'm new to this and I've never had an eviction. Somebody told me to get an eviction lawyer. Does anyone know a good eviction lawyer in Orange County California? Do I find one based on Google reviews?! Yelp?! Any advice would be great, thank you

@Dan H. you were right Dan, the problem was the agent! I went with  my man @Twana Rasoul here and I bought a duplex with FHA. Thanks for your great advice.

@Tim Bellnier I tried calling and emailing the inspector for clarification, but of course he's not replying. I'm guessing he meant that it's exposed to sun, air and rain on the roof and needs protection from corrosion. You can see some corrosion on it in the picture. He probably used the term 'insulated' incorrectly and very broadly. 

Does it matter what kind of paint I use? Any brand you recommend?

Hi I'm buying a duplex to house hack. There is family paying month to month in the other unit and I'd rather have tenants in place so I don't have to deal with the hassle and expenses of finding new tenants. They consist of a husband and wife and their young daughter and the wife's parents (five people total in 2bd/1b unit). The lease contract is with the wife's brother who has left and is living elsewhere. I told the wife (haven't met the husband and wife said he doesn't speak English) that would not work and I would have to make a new contract with the people who are actually living in the unit. 

They've been there for four years and taken good care of the place. They are already paying the rent I want. 

My question is do I have to run background and credit check on all four adults or just the person paying rent? Anyone been in a similar situation? What should I look out for?
