The podcasts are a great start but make sure you read the Ultimate Beginner's Guide and I would suggest J. Scott's books on Flipping and rehab costs.  All three are great reads but i believe the last two are essential if you are looking to start flipping.

Also, attend REIAs.  Building a network is the most important thing.

There's always room.  

The hotter the market the more creative you have to be.  Like Mike Hurney said, Make room!

Hi Eugene,

As Dawn noted, it is not difficult to find foreclosure/REOs on the MLS but it is exceedingly difficult to find good deals. Anything that is a good deal is gone very quickly and most just don't make sense financially.

Pre-foreclosures  may be a better source of deals but that is a highly competitive list to target as well.

Hi Justin,

I'm not investing at all if I don't find anyone who has invested with them.  They are promising 15% on my money in 90 days so I figured I would at least see if it's for real.  I also have not been able to get any references from the company itself because they are confidential. 

They are not SEC registered.  I am waiting for a list of projects they have done but have not gotten one.  They are pooling money but have given me the address of the specific rehab project.  The money will be for acquisition and rehab.  The loan is secured by the property.

Hello All,

I was wondering if anyone has worked with The Construction Loan Company in Virginia or with Anthony Morgan/Taso Saunders.  

I am doing some due diligence and information is fairly scarce.  The company exists on the SoS website but I can't seem to find anyone who has invested with them.

Melissa Caci at Residential Mortgage Services is FHA approved and very good.

She is located in Woburn and licensed in MA and NH.

2) Listen to the BP Podcast from #1

3) Set your keyword alerts

4) Start attending local REIAs

I am a broker and, while I will do some searching on the MLS for clients without a pre-approval, I do not do any showings without one. I also keep a list of lenders who I have worked with in the past and who I know I can rely on.

My rule is that you want a lender who 1) funds their own loans; and 2) can get on the phone with the underwriter in 45 minutes if a real emergency starts to happen with the closing.

In full disclosure I don't own any MFRs but i have heard  Fitchburg and Lowell. Lynn and Malden were hot for a while but the price/rent ratio is not as good there. I am sure someone with firsthand experience will chime in. Good luck!
