I want to reiterate @JoshuaDawson's recommendation about MassHousing. It is a great program and may be a better option than FHA due to the avoidance of PMI. I specialize in working with first time home buyers North of Boston and am always available to discuss your home search further.

@MikeHurney: the way it works is that if you need professional licensure to perform your job and you want the benefits of an LLC you have to use the PLLC as your only option. I believe it is. $500 filing fee along with annual report etc.

Ann is correct. The PLLC is for a business requiring professional state licensure. I have only set them up for doctors, lawyers and accountants but appraisers may also fall into that category. I believe there is a list on the sec of the commonwealth website.

I can tell you that you will have no problem finding renters in Malden. It is not a great commute but that's just because 93 is pretty bad during rush hour. 

I have seen many multi-families in terrible shape rented for quite a it there. I have even seen deals that fit pretty closely with the 2% rule there.

I totally agree with the posters above. When I rented August into September were always the busiest.

Hello BiggerPockets!

I am a complete newbie looking to get into th business for the long term. I am a patent attorney by trade but recently got laid-off and have no interest in working for someone else.  I am in the process of obtaining my broker's license and taking the plunge.   I should also mention that I am in the enviable position if having a "sugar momma," my wife is a radiologist. 

I have been reading the site and other real estate blogs (123 flip, etc.) and I have read the Complete BiggerPockets guide as well as Rich Dad, Poor Dad so I am accruing some knowledge. I have about ~$35K to start with. 

So my question is: where would people suggest beginning?  My inclination is to try to partner with a more experienced investor on a deal in order to learn the ropes. I think I am more of a buy and hold investor but would certainly partner with a flipper if that were a possibility. 

I am also willing to lend my skills as an attorney in exchange for experience. I am very much accustomed to hard work  but know that working smart is usually a better idea. 

So thanks for reading my first post and sorry for being so long-winded!
