John Leavelle it’s a 4 unit plus garage which we bought for $158,200. The rents are $865, $700, $675, and $525, and the garage will be rented for about $125. We used traditional financing when we bought. Not sure what the ARV is and still having my agent do comps to figure out. However since it’s also four unit so the appraiser may use income method, so just wanted to look for ways to increase rents and reduce expenses. Also wanted to get local investors advice on lenders.

We own a property in Baring Indiana. The value of the property has increased by about $30k, so we want to pull some cash out from this property to invest in others. What are your thoughts on heloc vs refinance? Any recommendations on local community banks or other lenders? Thank you very much in advance.

I would recommend Lehigh Valley as well. It’s about two hour drive and the area seems to be developing in the right direction. There is quite a bit of competition now but you can probably partner up with someone who has time and local experience but not so much capital, in order to get good deals.

Hi all, we have closed on a 4 unit in January this year in Allentown PA. So far we have done some cosmetic repairs, and are hoping to renovate the unit in the worst shape once the tenants move out this month or next month. We plan to cash out refinance it sometime this year. Because we bought the property off market so it was slightly under market price, and after the repairs we should be able to increase the rents. Wondering if anybody has suggestions on how to force appreciation in any other ways for us to do a full BRRRR. More specifically, calling out Lehigh Valley (Easton, Bethlehem and Allentown) investors for recommendations for lenders that are good with choices for cash out refinance with little / no seasoning period requirements.

Patrick Martone I also invest in Allentown and Lehigh valley area in general. The market is pretty hot there. If you are interest in Scranton and surrounding areas, read the posts by Chris K. He is local and has great insights. I personally didn’t want to invest there as I am not sure if the positive economic indicators are there.

Lisa Mangroo thank you very much. I lived in Atlanta for a few years and currently have one property in Stone Mountain. Would love to go back and invest in larger deals. Right now my goal is to get smaller deals like triplexes and four-plexes, but in 2 years or so will be looking at larger deals over 10 units. It seems like you invest in much bigger deals like 100+ units?

@David Ribardo we still need to finish successfully BRRRRing this multi so we will be focused on that for 2018. I’m hoping we can compete by 3Q or sooner. First time so we will see.
