My suggestion would be finding a partner with experience and/or money locally so that you can approach it better. Take a minority interest but just use this opportunity to learn. As to how to find a partner locally, BP and local REIA meetings are both great options!

Try it yourself first and see how it goes. Craigslist and Zillow are both pretty easy. If your apartment is in a very rentable area, you should be able to rent it out easily. Just make sure you do all the due diligence, income, eviction history, criminal history, etc.

Check out the crime too. There are areas in Allentown that are still not safe and it varies street by street. https://www.trulia.com/property/3038594713-447-W-Gordon-St-Allentown-PA-18102 Otherwise the numbers seem to work and reasonable. I would probably lower the rehab cost from what the pictures show. If you can get it to appraise at $80k, you can do a BRRRR!

Lehigh Valley (Easton, Allentown & Bethlehem) is a good area. Still affordable, low vacancy rate, and decent rents. It’s about 2 hour drive from Manhattan. The area is going through significant revitalization in the downtown areas.

Yes I agree with Brian and Justin, Lehigh Valley in PA is a good area. Personally I would live in Cali instead of PA though, lol

I would go with ATL because I lived there and think the market has a lot of potential. But I’d wait a bit since the market is really hot and I, like a lot of other investors, think the crash is coming soon.

I am from NY and lives in NJ now. We are looking at the Lehigh Valley area in PA which would be a 2 hour drive for you, give or take. So far the area looks promising. There is a lot of revitalization in the downtown areas of Allentown and Easton.

Raymond, personally I would invest in multi families and leverage to get multiple properties instead of putting all the eggs in one basket. Alternatively, use the BRRRR strategy to rinse and repeat so that you can get the maximum out of your initial investment.
