sorry Don. I farm MLS for those. I do not bother looking for deals on auction sites because of the aforementioned reasons. I meant to direct my answer at Brandon.

I use tan because a lot of builder grade finishes have browns.  Gray is the more popular choice now, here is why I do not use grey unless on higher end flips.

  1. Countertops, most stone is more expensive with white and gray colors.  Brown seems more "natural" and easier to come by.  Supply is high so price is lower.
  2. Gray seems to change color depending on house lighting (natural, florescent).  It may be a little more of a off color pulling blue instead.
  3. Builder Grade finishes are all natural colors mostly. It costs 10-15% more to paint cabinets with a color. Brown cabinets do not always work with gray. I think they go much better with brown cabinets and tan walls than gray walls and brown cabinets.
  4. Same goes for flooring choices available for browns.

Now, if you spend the time to get a material list together that goes with a gray pallet then all is good.  I just find it easier to supplement out of stock items at the big box stores and pull off a rehab using tan colored walls.

First, ask the applicant what happened; not if it is them. Second, call the person who filed to get the real story. Third, move on to someone else while you due your diligence. First approved person gets it.

Go to the local RIEA. When they make announcements get up there and pitch this property as a sub 2. See what kind of deal you can do. Ask the board members if they have an answer. seems like someone can make this cash flow or work a deal.

Have you had your purchase agreement , mortgage and lease reviewed by a competent attorney that specializes in such matters?

Call every day until they say stop.  If you they don't answer then move on.  It is kind of like that old boyfriend/girlfriend....you just know when it is over.  you can make up a date if you need that for your process, but I wouldn't spend much time on the issue.  I like the #7

Choose something close, or look to a distant relative or someone you can trust to partner with.  It is hard to get started and do anything without being onsite. Once you are established and have employees you can be less present.  If you have cash you should be able to find a partner much easier.
