Im working in a really nice area off of Howell mill rd in downtown Atlanta and came across an empty ran down home in the middle of beautiful homes. 1775 warren ct. If I had the financing I would jump all over this. So I'm letting others with capital know about it. Hope some here can make some money off of this. Good luck.

117 w new st, winder ga 30680. $50,000 hud home 2 bed 2 bath, brick with full basement. I have a contract on it but it doesn't look like I will be able to get it financed or have the cash to repair so I will probably have to back out. I'm super bummed but I have learned a lot in this process. Maybe it is not my turn but there will be other deals out there.

Atlanta is not too far at all from me. Depends on the area. Wonder so far does seem like a good place. I am at a house now that I might get for 50,000. Going to check the foundation, electrical, plumbing, and other major things. I listen to the podcast all day at work. It has been a great mentor but they say to find one so you can become more familiar with the numbers and what exactly to look for and about creative financing.

I am currently in my own home but I saw a great deal on a hud home and I am not attached to the one I'm in now. HUD has excepted my offer and I have a prequalify letter for a new mortgage but now I'm beginning to hear that I may need to bring more to closing than originally asked and I will have to pay for my own appraisal. Can I roll some of these cost into my mortgage? I am newbie and starting to get cold feet but I will push on until something crazy happens. Any suggestions?
