My husband and I used to live in Mason City and we also owned rental property there. 2 SF houses and 3 duplexes. According to your projected monthly cash flow, that would be in line with what we did as well. We also examined the long term potential of what we could do with the properties in regards to increasing the value for when we sold. It worked out great for us. Just make sure the existing tenants are good ones to keep. I hope that helped.

I'm actually from the Des Moines area so I set a keyword alert for Iowa and your post came up so I wanted to respond. I checked with my husband who is a realtor and he said that there's about 45 multi-family properties currently for sale.
