I have a long story to tell you guys.  I was the person that purchase a baltimore city duplex from FNMA, that had my copper pipes cut a day before closing back in August.  I will document my journey in a few weeks.  It's been so crazy!  Long story and I can't wait to share. 

But, I do need you guys right now.  I have one apartment completed and I've had several showings.  Well, one person actually finished the tenant screening in record time. Lovely family, well manner children, excellent job..... but hear this.  My minimum credit score is 600.  Her's is 556, due to a bankruptcy 3 years ago.  Everything else since then has been just OK.  A few 30/60 days late.  Only on her job for 9 months.  That's when the lates happened.  She meets the income requirements 3x the rent plus she gets child support. What should I do....... see, now I'm getting emotional instead of being smart!

Can I wait to give her an answer until a few more potential renters complete their paper work.  Sad to say, I really like her.

I've seen many debates on here about the advantage/neutral/disadvantage of having a RE license.  I've chosen to get a license. Probably because I went through 2 bad realtors that just don't get the passive investment strategy and the art of finding a good deal.  Heck, I don't have it down pack either, but I'm willing to continue to learn.

The question - Do you find people are more skeptical of realtors and their motives when trying to negotiate a deal. Since you have to disclose to the world you have a license. Also as a realtor, is their a sense of bravado because you passed a test and have access to MLS?

Just interested in knowing how the RE Investors see themselves after becoming an RE Agent.  Keep it real! :)

Does anyone have a standard letter they use for vacant property owners?

I have family in Eustis... Don't rent to them!  LOL LOL LOL

Why can't you refi for 3 years?

 I got a healthy neighborhood loan.  3% down/ower occupancy/no pmi with renovation wrapped in conventional loan. One of the requirements is no refi for 3 yrs.

It’s a fun learning process, but man oh man!  You better have some cushion for expenses... Remember me!  The one that got her copper pipes yanked out a day before closing.  Well, the plumbing is done ($1500), remember it was an oil furnace (more copper), well the oil was converted to gas $3,500 w/labor and units Sep. metered. None of this was planned for. 

On the bright side..... I just posted the rental and I might have done it prematurely, because I'm getting hits like crazy and the contractor is still doing lead abatement. I should have the property ready in 2 weeks to view. So, that's what I'm telling potential renters.

Putting the cart before the horse I guess. I'm learning sooooo much and thankfully I had a cushion of cash because I would be stuck on stupid right now.

Oh two great stores I learned about in the Baltimore area:  2nd change and loading dock.  You can really get some good used stuff and a decent price.

Sorry to ramble... numbers, numbers, do the dang numbers! Not sure how I'm going to get to the next deal. I can't refinance this duplex for 3 years and I'm close to FMV.

@Ericka Parrott - That sounds ideal and my realtor is a bit lazy.

My only issue with your statement is FANNIE MAE.  I was in a multiple bid situation, I had one extension already and they are known to quickly pull the house up under you and re-list. They are not consistant across the board.  Some people get credits and some people have to walk away because they won't negotiate.
