Good Morning//afternoon eveyone,

Quick Question - Is owner financing reported to othe credit bureaus?  If I acquire a property using owner financing am I obligated to tell a bank of the obligation if I purchase another property using a convential lending.

@Account Closed - That's a bit of a stretch, but often times negative attitudes only focus on the negative.  The messenger is shot.

Oh BTW, I live in the city and I have friends and family that live in the city and we are tax paying, law abiding citizens of Baltimore City and I wouldn't categorize us at ZOO ANIMALS.   Wow, I can write and spell.  Can you put me in another category please.

@Andy - I like that...."don't do a deal just to do a deal. It's gotta be right."  Thanks so much for your analysis on property class.  Priceless.

I'm going to keep you guys posted on my progress.  Research... research....and the art of negotiation. :)

Thanks guys for all your suggestions and comments.  I completely agree with the money making aspect of a realtors job. My thinking was to just develop a relationship see what her thoughts were.  Not for her to slam the door shut.

@Ned Carey @Tyris Shivers - yes...... My husband is a native Baltimorian.  block by block and house by house.  Very interesting demographics here in bmore.

Thanks guys.  I really appreciate your input.  I'm determined to make this work for me and if I have to put in the work, it will be well worth it. @Nilesh Makhija that's a sound strategy.

I'm enjoying the research and if I need to drive block to block to find the perfect deal I will. Just the words of the realtors are ringing in my ear. Also, one told me that FHA doesn't finance 4 unit building. I know that was wrong.

Oh well, nothing good comes remotely easy. I learned that lesson long ago.

Robert that's a good location test.  I'm originally from Queens & lived in the South Bronx and honestly I can adapt to any situation and since I'm an empty nester this should be easy. I need to remember where I came from so to speak.  I think my biggest issue is what "people" would think.  Crazy, but true!

No, I thought contacting a realtor and building a replationship prior to purchasing would be a good thing. I'm about 9 months out to purchase. Also, if I want to find a good deal, it might take that long.

Ok, I 've talked to two realtors and the words "Kim, I don't think you will find that price point" or "if you are planning on purchasing in 9 months, contact me then" or "you might have to do a total gut". Am I beling realistic.

Just to clarify, I want to purchase 3-4 unit in the baltimore area for the max in the $80-140 range. I looked at the realtor.com and other site and drove around to different properties that are at that price point and they do exist. Now granted it, I might have to do a little renovation but they do exist.  Not many, but they do and some have been on the market for a while.  

Looks like I need to continue to interview agents.  I don't feel like they don't want to work hard or probably want an easy sale or a more expensive buyer.  Two realtors and I'm feeling bad about this.  Looks like I'm going to have to do all the researching and evaluating and just contact a realtor when I'm ready I guess.

Any advice is welcomed! ;)
