I hear you.  It did take me a little bit longer to deny them, but you are defintely right.  Its for my own good and theirs to evaluate, evaluate and make a decision quickly.  My letter was strong, so I doubt they will come begging.

WORD OF CAUTION FOR BP.  Be vary careful with such details!  This stuff is explosive and the details can get you into trouble.

NO name, SS, DOB, name of children.  I'm all for privacy, but how can it get explosive?

@Tom Ott - no I didn't get anyone to sign on the dotted line yet.  I have 3 people in the works.  One couple that was in their last rental for 20 years.  They started the smartmove application process.  Looks good on paper, but the investigation will tell all.

Do any of you have a creative way to ask or find out if an owner is willing to take back a mortgage?  Do you guys do due diligence to see if there are any bank liens on the property first.

Who's got the secret out there in the bigger pockets cloud of smart investors. (smile).  After renting out my two apartments I'm going on the hunt again. :)

@Shawn Ackerman - My reason as follows:

Credit score 556 (not a deal breaker if it was medical bills)

She co-signed for a car and has her own. 30-60 day late payments on the co-signed car (total car payments $750), if shes stuck with the co-signed vehicle.  

Employed for 9 month - not a huge deal, but a factor.  She can still be on probation. Major hospital and I know the rules.

Child Support was included in 3x salary and her children are 16-17.  Not much longer for child support (not judging, but they didn't appear to be college bound)

Bankruptcy (which isn't a deal breaker, but late payments after discharge). That tells me that she's not trying to rebuild her credit.

She moved addresses 2 times in 3 years. Seems odd when you have teenage children.

That was too many red flags.

Thank you @Tom Ott.  You are exactly right.  Thank you so much for your insight and advice.  I truly appreciate the advice I receive.  

You are complely correct.  I feel bad, but I must charge on and continue to make informed decisions.
