Good decision @Brad T. , unless you are in the city of Detroit, you can still discriminate based on criminal record. We actually do a "Pre-Screening", which saves us time and the tenant doesn't waste their money on the application fee if they aren't going to qualify. 

Two of the main red flags that we look for are past evictions (check District Court Filings) and Criminal Record. @Michael Noto -- Good point on being able to afford rent if another individually if an issue arises.

Hey @Mark Ferguson ,

How long is a HUD home in the Owner Occupancy Stage? Is there a way it is differentiated when listed?

Also, are there specifications on the type of financing you can use for a HUD home and does the property have to be owner occupied for a specific amount of time?

Sorry if these are basic.

Thanks for the HUD info in Michigan. My understanding is that HUD homes have an owner occupancy sale period first? Is there a way to tell which phase a property is in?

Is the $2,500 earnest money standard for all auction.com properties and is it 100% refundable if the offer isn't accepted?
