Metro Detroit has been a great place to invest over the last few years. Like @Jesse Boyd said, I thought it was a minimum of 6-months before a bank would allow a re-finance. Are there ways around that?

Home values in Livonia have gone up quite a bit in the last year. Westland would be a much better place for a rental. Average rent for a 3 bed, 1 bath would be $950 - $1,150. We actually have one that was tuned up (granite counter top, ceramic tile, brick exterior, 1.5 bath) that just leased for $1,300. It is on Carlson in the 48186 zip. Probably had $65,000-$70,000 into it. 

There are probably still deals out there. I think putting some money into a place up front and detailed screening is well worth the investment. As far as market rent, what we do is just check to see what similar properties have leased out for in a specific area over the last year. Reach out anytime.

@Brad T. We use LexixNexis. Application fee is $50 for each adult.
