Not very familiar with the AMP Strategy, be interested in learning a bit more

Hey @Tyler Haskell 

There has been some appreciation in the Metro Detroit area over the last year. I believe that home values have increased 25% in the Tri-County area (Oakland, Macomb and Wayne). This has caused rental numbers to not make as much sense and like @Jeff Rabinowitz said, inventory where the numbers make sense has dried up. 

With that said, I still think there are deals out there. Redford has a good rental market and home values are still fairly low. We manage around 35 homes in the area and rents are between $850-$1,000 on average. Working class area with high demand for rent. Make sure it is not too close to Detroit though, South Redford is much more appealing and has a better school system. 

Westland may be another area to consider.

Buy and hold. It is amazing how the school districts affect home values. There are definitely a lot more options for schooling as well. Take Pontiac for example, they don't even have a Public School System. Metro Detroit is a unique market. Thanks again for the info.

Hey @Roy Gutierrez ,

I can't say that I have ever heard that. We manage a number of homes in the area and are phones have been ringing off the hook. From my experience, the best solution is to act quick and get the water damage resolved. One major problem I would see with having the tenant responsible is that there is a chance it won't get done right. This may cause mold/mildew and lead to even more problems down the road. I definitely feel for you and you aren't alone.
