I am considering moving to Boise and just wondering if there are some Idaho folk on here that can tell me how healthy/profitable the fix and flip market is like there in the metro Boise area.  I live in Denver where the margins are thinner than cellophane.  I think the whole world is moving here and it is quite annoying.

if there is anyone on here that has experience with flips in the south park hill area of Denver, I am looking for advice on adding an attic addition.  I know there are a lot of determining factors so please message me directly and we can go over it.  Thanks.

Gutted brick house in five points. 760 sf (county records) build out attic to double square footage and make 3/2 1520 sf. not for the newbie! rehab est. 110-120k which includes adding 2 car garage in back. Best guess ARV is 325-350. Offering at $179,000 I have two other flips I am doing and my contractor is too busy to do this one. Pretty big project. Do your own due diligence. I'm into it for 179k and just trying to break even and go onto a less demanding project. There is room to add on in back if you are so inclined.

I have 2 Porcher Lutezia Eleganze 26-1/8 in. Vanity Cabinets I need to sell. Great for high-end remodel. This was a $1300 vanitiy at HD before being discontinued. Selling for $500 each or $800 for both. I am in Denver. I can ship for additional $75 per cabinet.

Darned if I know how to load pics on here. something about going to a photo site and doing this and doing that, blah, blah, blah

Anywhere that you have an opportunity to add square footage, whether its in the form of a refinished basement or adding an addition, I would do it. Just my $.02

I have been flipping in Denver for 4 years and that business has gone the way of the 8-track player (at least for me it has). Inventory is gone. Foreclosures have dropped off a cliff. I am not tied down and enjoy this work so I am wanting to take my business elsewhere. I have read that Virginia Beach, Jacksonville, Atlanta, Baltimore all had sizeable increases in flip activity in 2013. Does anyone have any direct experience in any of these markets to conform or deny what I have read. I read that Las Vegas has one of the highest number of foreclosures in the county but the banks aren't releasing any of them so kinda takes the air out of that balloon. Any input appreciated.
