I just moved to Austin from Denver.  So far it has lived up to it's reputation as a nice place to put down roots.  Drivers here are WAAAAY more courteous than Denver drivers (at least that is my experience thus far).  Most drivers here aren't glued to your bumper and they actually stop for red lights instead of barreling through them like they are color blind.  

Anyhooo, enough rambling. I've been flipping/renting houses in Denver since 2009. Looking for new contacts here in Austin. This year I want to buy 2 or 3 SFH for flipping and/or renting and I am looking to buy a 4-plex. Just learning the area and have heard the 78745 area has potential and perhaps other south Austin metro areas and north suburbs like Cedar Park and RR perhaps? I'm looking for a whole new team. Please reply with your input on "do-able" areas in Austin and other general thoughts. And PM if you would like to grab some coffee on Congress perhaps (if that's not the name of a coffee shop here, it should be). Oh, yeah, and any input into the best networking (not sales pitching) meet-ups would be appreciated.

Go to this link:  getprivynow.com.  I think it's $100/month and worth every penny.  For that price you get mls access and fantastic organizational and search tools.  I am not a realtor but I can tell you that even if I was and had mls access that way, I would still subscribe to Privy.  Saves me loads of time.  Just my 2 cents for what it's worth.

Looking for a contractor with extensive experience in new builds and at least 5 years experience and/or 20 projects under their belt.  Multiple references required.  Pay is weekly with no up front money given except for materials.  This project is for a single family new build in Englewood, Colorado.  We are not yet closed on the lot and still negotiating price.  Please PM me if interested.

If you live in Denver, Colorado Springs, Virginia, Maryland, or Washington then check out the website getprivynow.com to find and run your deals.  You can analyze properties and run comps in a fraction of the time it takes trudging through the mls comps.  It is well worth the price and is an amazing software imho.  I don't work for them nor am affiliated with them in any way.  I just think it is a great product and want to spread the word.  Think of this as a Yelp review if you will :)  They have been fine tuning the software for 3 years now and are really starting to roll.  They are expanding into L.A. as well and possibly Texas and are looking to expand into all the major cities eventually (if you are a managing broker in a city not mentioned in this post then call them to help them get set up in your city and in return bring you investor business).  Among one of the great features (due out in a few days) is that you can search for where all the investor activity has been happening lately and what spreads investors are getting.  They work with managing brokers and get their info directly from the mls. It is a super easy site to navigate and gives you a ton of information and saves so much time.  Highly recommended!

I have found a lot of great deals through wholesalers.  There are legit ones out there and even the shady ones don't always know what they have and can price the house too low.  No matter what, its always fun to look at deals from any source and run the numbers.

Under budget? And on such a large project?  And on your first flip?  Great job. I have never been under budget in all my years.  I didn't know there was such a thing as being under budget.  Dont worry about the 10% rule on this one.  You just made 35k on your first flip. Congrats!

Curious if any of you use a 24 hour recorded message when you send a letter/post card to prospective sellers.  From a personal perspective I would be more comfortable calling a recording at first to hear more about the company. Also, has anybody used openlettermarketing.com for their mailings?  If so, were you satisfied with company and the mailings.

Lot of people on here dismiss Homevestors.  I am considering a franchise because they do the marketing for you and generate the leads and have great brand awareness and great teams.  I am happy to pay for that.  I dont have the time nor desire to do all the marketing myself and I could easily spend 18k on marketing myself and easily do it the wrong way and get nowhere.  I think the people that say save the money and do it yourself are missing the point.
