More out of curiosity than anything... I'm wondering if anyone has experienced success investing in off-campus housing? How do you choose a location? Problems with student/tenants? How's the ROI? Some good markets to investigate?

Hello everyone,

6 months after purchasing my first property in Jacksonville, I'm on the hunt for my second.  I used a national 'turnkey' management company for my first deal, and it was truly a great experience.  However, I do feel that using a national company may cause some opportunities to be overlooked simply because they are focusing on a broader market.  This is especially true in Jacksonville because of the geographic size of the city.  I believe that city-wide analysis can be inaccurate because the market is hyper-local.  I am wondering if anyone is aware of a local Jacksonville company that specializes in servicing remote investors.  I would also be interested in hearing any other strategies for investing remotely, outside of a 'turnkey' operation.  I'm currently focusing on Jacksonville, but I am also interested in Orlando and Tampa Bay Area. Hello everyone. I am a Merchant Mariner, US Navy Reservist, and now a new Real Estate Investor. I closed on my first buy and hold property in December 2015 and I am currently under contract on a second property. Because of my chaotic work schedule (28 days at sea followed by 28 days off), I've been using a cradle to grave management company to help acquire and manage the properties. I am currently invested remotely in Jacksonville and Houston. I am always looking for new opportunities and strategies regarding REI's. As a young investor, I am basically learning on the fly so any advice would be greatly appreciated. I look forward to working with you all.
