@Daniel Sager please explain a bit more on able on qualify after writing a few letters to underwriting. Whats underwriting?

@Daniel Sager ok so i should find a job in the area i want to buy. Work a month or so and talk to banks get prequalified and move on some deals in the area i want to invest.

@Stephen Kendall its a couple of hours away i just wanted to see if your moving to a new area i would get a new job. If they would lend if i wanted to move. Just seeing if i could jump through some loops its probably a lender discretion.

Im looking at multiplex OOS couple hours away.

1) fha loan what if tenants are occupied all units will i qualify how or when would i move in without putting someone out

2) its out of state how will i qualify. if i move and have to move and get a new job.

@Erika Brown I worked for a home warrenty eletrical division for a couple of weeks totally not worth. it just build a list of good contractors that can always get the job done the first time and for a fair price avg 100hr for most skilled trades if its a trouble call and they cant diagnose in less than 30-45 mins i would tell them to leave n get a new one tell you find some that is good i run along of service now for property management companies and can diagnose and fix most problems in less than an hour. So a 100 or 200 a year is better than 600 plus a fee when the show up. Im with everyone here looks like pretty easy decision. And if u get the bad compressor in hvac or something big just going to shell out cause warrenty companies will try to void anything big by any means and the tech will bs and get it voided if its big ticket stuff because of commission based worked.
