Thank you both for replying. Unfortunately, someone swooped in and offered "way over the listing price" according to the listing agent. I'm not surprised as the listing price and ARV justified that move. Learning and more learning.

I'm getting ready to make an offer on a property listed at $299k in American Canyon, CA (Bay Area). The ARV,based on some pretty solid comps, is around $405k plus. Will likely use a hard money lender and a private lender/partner to fund the deal. I'm trying to figure out how to accurately and carefully run my numbers to come up with a good maximum offer. I get that I have to figure out purchase, holding, and selling costs, but I'm wondering how best to determine those numbers with enough confidence for my market area. Any solid guidance/answers appreciated! Thank you!

What options does an investor have when a rehabbed house will not or does not sell within the estimated time? How do you deal with holding costs that exceed estimates? Thank you

Designing business cards and would love advice on what works best from your experience. Something better or more creative than "I buy houses" unless that's what really works! Any advice and feedback is appreciated.

I am a new investor ramping up to get started. I've formed my company and I'm working on building my team. I am looking for advice on how to succeed at flipping and acquiring rental units while simultaneously rebuilding my credit up to excellence.  Anyone who has done it or anyone who has knowledge of how it can be done, please do give some feedback. I appreciate your good advice and direction.

@John M. That is great information. And it makes sense. There are actually several areas that are turning and growing as people head north and east to find homes. I will definitely keep that in mind! Thank you so much. If there's anything I can add or contribute, please let me know. I'm actually living in Fairfield at the moment.

@John M. You're pretty much keying in on some of my primary concerns. CA is so expensive in terms of property values and cost of living. That may make it tough, but not impossible! That being said, I am also considering out-of-state investing as well. I'll need to study up on that as I move forward. 

In terms of areas in the Bay to invest, I'm beginning to look and identify those now. I'd like to create a system to rank different geographic areas based on certain key factors. This will also help me get an idea of what budget I'll need to get things going.
