@Srikanth Chong I have a house in that subdivision that I’m using as a rental. It’s a good area to get into. The subdivision itself is not even done building. So you’d have to imagine the value only going up once it gets finished. And anything in NB I would say is good to get into it’s growing fast.

I’m currently under contract for a house, specifically in New Braunfels. It’s a two story 2Ksqft house. Slab foundation.

Had it inspected and came back saying foundation needs work. Had a company go out there today. And got quoted for 8,600 dollars... 14 composite piers being the bulk of it.

Just posting on here to see if someone has any good referrals in the area or even companies to stay away from. I’m nervous about this cause I have not seen the house ( I work out of town and jumped on it cause it seemed like a good deal.) and this is my first experience with any kind of foundation.

Michael Mullins is there a guarantee that if I do get a engineer out to look at the house and they give me an estimate that a company is forced to go off that? Or is using a engineer just for peace of mind and giving the customer an idea of the severity of the problem? I’m asking cause I’m still in contract and am try to get the seller to help out with either closing cost or foundation repair. See which route to take

What’s up y’all, would like to hear from yalls experience with foundation repair in South Texas. Good/bad which companies you’d recommend and which you wouldn’t. I’m asking cause I’m currently under contract with a house in New Braunfels Texas. I’ve had so far 2 companies send a tech to look at the house and then give me an estimate for repairs. So far I’ve used MitchCo which is based out of San Antonio and I’ve used Superior Foundation Repair out of Austin. There was a 13K dollar difference between the two and a 23 pier difference which they’d be using. Also they both sent diagrams of what they found during the inspection and the diagrams were showing drifferent readings through out the house. Anyway would greatly appreciate any input anyone has through personal experience.
What’s up y’all, just trying to get some guidance or help from some local veterans. I honestly don’t know anyone personally that does REI so figured this would be the place to go. Obviously willing to pay for a meal or if you had something in mind that might need help with. Current situation is have one house I’m renting out at the moment. And thinking I’m ready to get into my next deal wether it be flip or buy and hold. Thanks in advance.

Jason DiClemente during the paperwork I can say “yeah ima live there this will be my primary” they don’t check months down the road after purchase though do they? My plan was to try and get another place with someone, have their name on the lease so my name stays out of the whole thing. And just say I’m staying at my parents between places. Or does all that sound too shady?
I’m caught in a bind. Current situation is I have a place with a buddy of mine his name is on lease and all billing. So it’s not looked at as my primary which will allow me to only need 3% at closing for next property. Unfortunately he’s moving out of town for his job. So ima be left without a place. My only question is if I do get another rental on my own and my name is on the lease that’ll act as my primary right? Which will require me to have 20% at closing since it’ll be looked at as an investment. Now yes I could just buy a house and obviously live in, but my idea is to buy a beater of a house and fix it up then sell or rent it out. Open to any advice or ideas, thanks in advance.
Jay Hinrichs there’s no cracks in the wall yet. The inspector is just basing the concern off all the doors on one side of the house closing by themselves and there’s a bit of a slope on the floor. Also a crack that runs through the whole garage floor. Obviously I’m taking his word for it cause he knows more than me.
