I just recently passed my test.
Mine was a PSI exam. I passed the national portion, but failed the state portion by 2 questions. So did many others I know.
I knew the material and studied well, but some questioned seemed to be from out of the blue.

I also blew threw the tests, both times.

It's probably hard to get a loan on perceived MLM income...this story is fishy IMO.

I will only buy something if it cash flows at $300 a mont, on hard money.
I am fortunate to have 2 flexible lenders.
One has a rate of 13/3 for 6 months with 6 month extension at 1 point.
The other is 5/15 and typically does a 12 month, and you can extend for 12 months for 5 points :wowo:

BUT if you talk with your lenders they can be reasonable. I am talking with the 13/3 guy about doing longer terms like 12 or 18 months.
The 5/15 guy just did one for me at 12.5% and 18 months. I place a lot of his properties with voucher tenants through my tenant placement business, and I in turn give him a good deal.

Talk to your lenders, you never know.

I started this business last year, and we purchased a business for my wife 3 years ago, so our refi situation is a bit sketchy. Once we have 2010 and 2011 tax forms we should be able to refi the properties we have bought so far.

Wow, I love my Baltimore sx8 rents. I just rented a 2br that I have $22,400 in to a sx8 tenant and am getting $1042 a month.
My prior deal I have $62K in it and am getting $1507 a month(4br).

To the OP, have you considered using tenant placement? I own and run a tenant placement company in Baltimore, I let my landlord clients know what they need to pass a sx8 inspection as part of my process.
Maybe you could contact a company in your area?

Check out Trafficmaster Allure. I've been using it lately, very simple install, waterproof, and looks better than laminate too.

I do tenant placement, and the majority of my tenants are from sx8 or other programs.
I have at least a 50% no show rate. My wife always asks if it drives me crazy, and I tell her no, it is part of my business.
I do schedule multiple, simultaneous showing appointments though, seems to create excitement and saves me from wasting time.
