I have a seller who is super motivated to sell. In need of some repairs! His house is listed for 175k. And Owes 120k on his mortgage. He is in pre-forclosure. Does this home have enough equity (about 150k). Market value is about 270k. If he sells the house for  what he owes. Will he get a profit, will i, and will my end buyer?  Please help

Hello all. I just made a trip to staples for marketing supplies and came across pre-made, attorney approved contracts. Would this be smart to do myself or should I get a real estate attorney. I would appreciate any feedback.

I am interested to know from both active experienced wholesalers and those who look for wholesale deals what makes a "good" wholesale deal. May I get an example with numbers?

I have heard multiple times that to limit liability when wholesaling that it's best to put it underneath your LLC? Why is that when searching for cash buyers in my area I see multiple properties with one LLC or multiple properties under one natural name ex. Joe Smoe? Is it necessary and/or beneficial to have a LLC especially when starring out?

Hey, I wanted to know if I should be using some type of software or websites for expanding my lease option business.

Also, should I be using a formula to get an offer going? Or do I randomly throw a number out?

I have been study both lease option and wholesaling equally for about 1 year now. I want to invest $0 in a deal.

Is it possible to wholesale lease option deals?

 Is it true I should have an llc when wholesaling properties? 

I am also looking for a mentor who will walk me through the process of either a wholesale deal or lease option deal from start to finish. 

I am 100% willing to split 50% of profits from deals.

I just want to dive in IMMEDIATELY but I want to know what's in the water so I don't suffocate or drown if you know what I mean.

Whoever that person is you will forever change my life!
