Lease option vs wholesaling

I have been study both lease option and wholesaling equally for about 1 year now. I want to invest $0 in a deal.

Is it possible to wholesale lease option deals?

 Is it true I should have an llc when wholesaling properties? 

I am also looking for a mentor who will walk me through the process of either a wholesale deal or lease option deal from start to finish. 

I am 100% willing to split 50% of profits from deals.

I just want to dive in IMMEDIATELY but I want to know what's in the water so I don't suffocate or drown if you know what I mean.

Whoever that person is you will forever change my life!
