Post: Searching for Probates In Seattle

I have been searcing through county records to get access to probates online and i have no success yet. I decided to call them and ask how i can find them and the woman told me i would either need to know their name or case number. 

I thought these records were supposed to be public. If anyone could help me by possibly going to the website to help me figure out that would be awesome!

Maybe its just my market where having the name and case number is the only way to search for probates.

HELP FELLOW BP MATES!!!!

I have a Seller who is wanting to sign a contract with me pronto! Heres the thing,....im stuck! to get this contract signed do i already need to have my end buyer? or is it 2 seperate contracts between me and the seller and between me and the end buyer? Please help.!!!!

Once the contract is signed do i need to take it to the courts, send to title company? does something need to be recorded?

please explain the process and everything in between as simple and brief as possible. \

I have heard that sending a letter of intent after speaking with a seller will increase your results.

how is this structured?

also, because im sending them a blind offer without out knowing what condition the home is in, will i be needing to change my number after i do know the ARV? will this upset the seller? any and all help would be great. Thanks!
