what and how to do an open house? check list to-do, and NOT to do
what and how to make an offer?

what happen when a mutually agreement is reached?

How to negotiate with the other party?

etc

My biggest problem is my neighbor!

touch wood, our tenants has been good, they pay rent on time, keep the townhouse in really good shape, and they are all very nice people. (we are having our 4th party now). Unfortunately, our biggest problem is our neighbor, she would complain about noise, complain about parking, complains about everything! She would bang on the wall, set up camera and pointing to the driveway; and the latest story was she used a audio device to measure how 'loud' our tenants was during Eastern holiday, during day time, omg... she is just ridiculous.

We thought about ditching the property, but we bought it at the peak, 2006 and just way under water and stuck.

Over the years, we have had better luck sometimes, and worse luck sometimes, it's like the weather and we just cross our fingers and hope for the best.
