Tenant leasing for over 5 years now

We have one tenant that is renting the place for over 5 years now. Keeps the property in great shape. 

Do I print the whole lease each year and get signed? Or should I just create a one page, summarize that the lease stands the same as last year except the date of the lease and the rent increase?
