are these awards kind of a mystery? or they are documented somewhere on this site tell you the list of awards available, and tell you exactly you need to help 500 people to get this, or get 1000 votes to get that, that would be a good idea =)

RHA is Rental Housing Association, and it's a non profit organization made up of rental property owners, property managers and business that provide services to the rental housing industry.

Yeah, we have been with RHA for couple years now, and we found that it's helpful. they have people answer questions, classes, forms and other resources. Besides form, we consistently used their tenant background/credit check services.

At the beginning, we just google and use random forms online, we just kind of edit as needed, then we started using RHA and still is.

@Vlad Kuzin, are you a member of the RHA? i found that they are pretty helpful and you can use their forms, the lease agreement is included.

@Zach Schwarzmiller 

so do you just simply go into the bank and start talking to their broker and ask questions? I assume it depends on the deals, finance situation and a lot more. then they may or may not have something suitable for you?

Are there any ones that you have use and would recommend? both banks and brokers?

and is there a preferred way to approach this?

We have the same issue and it really pisses me off when people don't show, thanks for the good tip.

have you thought of the risk of damages (I know you mentioned you have had that issue), or people may make a copy of the key, or they don't remember (or on purpose) not putting the key back to the key box?
