I met another investor today through my 'job' who I invited as well! And I think I talked him into joining BP(!) to make it easier to keep everyone in the loop. But that got me thinking...

Anyone have thoughts on whether you want communication about events/weather/time changes, etc to be through BP Private Measaging system, or do you prefer the ease of direct email? 

The only drawback I see of BP is some local investors are on here (us!) but some maybe are not....maybe some of the best to learn from who are out there doing their "thing" eve would miss out or we would miss out on their knowledge/experience... So we may have to consider now: Do we want the meetup to be about 'Morgantown-specific' investing or about REI in general?

I lean toward REI investing in general encompassing any strategy that works (locally or otherwise) and discussing Morgantown/Fairmont/etc would likely flow from there naturally. So, if REI in general, it seems to me 'personal email communication' makes more sense...ur thoughts? Agree/Disagree? Better ideas? I know many people use Facebook Groups, but not everyone is one FB...(but everyone uses email...) Lemme know.

Hi @Lawrence Lloyd paclob - tough to succeed with Flips out-of-state as your first attempt at REI. You really need actually boots on the ground finding motivated and trustworthy contractors, managing the work itself and keeping the project on track, securing the property, etc. You NEED eyes in the ground, and eyes you can trust, which usually means eyes you haven pay for!

As far as buy/hold, what I do: you're welcome to talk with my Mom for more local info on NC, as well as what you can do with 20k...I recently talked her into joining BP! Search Beckie Pahner. (My phones not letting me tag her for some reason.)

But my advice is to encourage you to decide what your OVERALL goals are for your money, your time, what your interests are, etc. Consider: do you want short-term profit (wholesaling and Flips), medium-term profit (~10yrs), or a happy middle-ground of 'some' cash flow, while you buy and hold much longer long-term. Answers to those  questions will likely dictate where your next steps should take you...

You can read my bio/profile for where and why I invest in NC (with my mother, a Broker in Charge, managing them for us). Maybe the Sandhills area is right for you as well if you're looking for long-term buy/holds. Tell us more about your ideal strategy and we can be of greater help.

Hi @Tohosa Twofeathers - I agree with Tim above. Commit at least maybe 6months of doing it "their way." Gaining even SOME knowledge is power in negotiating with the next brokerage. Think if you went to a new brokerage and your previous one said, we're actually sorry to see him leave. He was a real hustler/go-getter! Instead of them saying, well, yeah, he only stayed for a month and didn't do anything we asked of him. So stay for 4months  or 6months, and learn ALL you can about how "they as brokers" think. Then take that knowledge and switch to a smaller firm. Commit to see just how much you can learn about the business from all angles. Know now that your success in RE AND in REI is all about relationships! Knowing Lenders, knowing Contractors, knowing Property Managers, knowing everyone who you or a client may need in the future. Even if you plan on doing property management yourself, or rehab work yourself, you WILL eventually have something that you cannot do or you can't answer! Yes, the real estate commission in your state is always there, but maybe not exactly WHEN you need the answer! So consider using this time to learn, and be 'trainable."  Learn all the software inside and out, learn your county's tax system/site, learn to run the numbers backwards and forwards, and so forth. Most of all use your lunch times to meet with anyone who is willing: other agents who may own investments, the smaller local lenders who you may someday need to get financing through yourself, or who your "barely qualified buyer of a flip" may need, follow inspectors on-site and learn about what can go wrong on properties before 1978, learn what can go wrong in new construction.  

Lastly, all this exposure to every aspect and angle of RE and REI may help you find our exactly where you wish to specialize from the start instead of zig-zagging your way to it later on.
