The building is $800k

The business $50k

Cafe business grosses $200k and nets $100k. Only open 8 hours a day so there is room to add revenue with more hours and adding beer/wine and dinner.

Building has 5 rental units.

4 one beds with monthly potential rents @ $4800

1 commercial mercial space @ $2500 monthly

Units are stabalized and rented. Some deferred maintenance but nothing extraordinary.

$850K sale price

$185k seller finance @4% for 48 months

Due to seller at close $595K

Current Rental income $6900

Market Rate Rental Income $7300

Turn Key Business Net Income (included in deal) $2200

Theres potential for 20K increase in revenue year one on business and $7k on rentals

likely a 6.5%-7% cap rate

@Devyn Grillo hi. I only briefly scanned your numbers but I would reccomend going through expenses with a fine tooth comb. Ex: cap ex, landscape, vacancy cost, legal. fees etc. I'd reccomend sitting down with a reputable property management company and they will go through the minutia amd detail with you as well. Does anyone have any experience with Pre Development deals?  Doing due diligence on a seemingly valuable project and want to ensure I have the right numbers plugged in. 

Any guidance appreciated.

Hey guys!  

Working with a seller as a wholesaler, and I'm looking to make an offer on his property and subsequently shop it to developers. It consists of the following:

Existing building with 4, One bed apartments and 1100sf commercial, Off street parking

Existing building (tear down, use footprint) with plans and pre approved proposals for a 17 unit, 3 story apartment building

Lot for 18 parking spaces.

In approval process and in abour $16k to engineers for plans, permits etc.

This is a high foot and vehicle traffic in an up and coming neighborhood with a lot of development in the area.

Potential Rent Roll of $26K monthly with room for ancillary income.

Can someone guide me on how to appropriately price this deal? Residual Land Value??

So....my buyer texted me this morning with a link to a Craigslist ad of a wholesale I have in contract. My photos were used. Not sure if the seller is shopping it with someone else or if another wholesaler is baiting cash buyers. Any experience with this and how to avoid in the future? TIA
