Craigslist Ad on MY property

So....my buyer texted me this morning with a link to a Craigslist ad of a wholesale I have in contract. My photos were used. Not sure if the seller is shopping it with someone else or if another wholesaler is baiting cash buyers. Any experience with this and how to avoid in the future? TIA

@Siobhan Brosnan I wouldn't be too alarmed or surprised. Trust me what just happened to you HAPPENS ALL THE FREAKING TIME. I can't tell you how many recycled deals I see on Facebook, Craigslist, and in my email inbox. Some wholesalers are just lazy, unethical or just plain stupid and think they can steal someone's deal and market it as their own. The sad and frustrating part is they are the ones giving investors and wholesalers a bad name. The best way to avoid this is to make sure you have that property under contract and everything written on paper/legal documents. If I were you I would call that person who posted it on craigslist and just mess with them to be funny. I'm sure after you say something like "That's funny because I have the same property under contract to?!?! Did you get it under contract before me? Or did I agree to a partnership while I wasn't sober and forgot?" I'm sure they will be embarrassed and stop being shady after that conversation lol. You don't have to do that but it only takes once for someone to learn. Bottom line is though don't get so scared, it happens all too often. You just have to take note and remember who did it, and continue to focus on yourself. You are doing something right so don't let others push you off the path to success! Good luck!
