Hello Northern California Investors!

I've just started driving for dollars with deal machine in the South Bay Area. I don't plan on flipping at this time but I'd be interested in connecting with like minded BP members who have experience with flips in the area. If you are active in the San Jose, Sunnyvale, Santa Clara, or other Silicon Valley markets let me know. 

Where do feel the investor hot spot are and where should I focus my energy?

@Kiera Underwood, I’m still learning the best strategies but my current direction is to buy with all cash then refinance after the renovation to retrieve as much of my basis as I can.

Have you done anything like this or do you use traditional financing?

@Cassi Justiz, my current model has me targeting ARVs to be around $120 - $130k. This is assuming I find it as a distressed property that I can put work into. Of course I'm not opposed to smaller deals.

And yes, I fully plan on implementing my own marketing campaign full of cold calls, direct mail, etc. I've been researching the best ways to find deals and I intend to use any strategy at my disposal.

@Jonatan Barbera, Yes, I plan on building a team in San Antonio that can help manage the properties I buy but I will be staying in California for the time being.

Have you had a lot of success with turnkey properties in San Antonio?

Hello team OKC!

I've decided to begin investing in Oklahoma City! Over the last month and a half I've been doing extremely in-depth market research and everything seems to point me to OKC. The state and metro GDP has had a strong positive trend over the last few years, the population has been growing steadily over the last 5+ years, it has a diverse job industry, crime rates have fallen, rent to value looks solid, great schools, etc.

That being said, I'm looking to build a team!
My plan is to BRRRR several properties in this area over the next year and I'll need someone who knows the market well. I'd love to hear about someones investment history in the city. Which neighborhoods do you like and which do you tend to avoid?

I'm happy to share my market research findings more if anyone is interested. Otherwise I'd appreciate any feedback or advice on investing in the area.

My only concern is the the median home value which seems to be around $180,000. My plan is to BRRRR several properties in this area over the next year but I feel the capital needed is a little high for me even though I'd be looking for distressed properties.

I was wondering if anyone had any advice on which neighborhoods to focus on or any other experience they have had with BRRRR in San Antonio.

Any feedback is greatly appreciated!

To start I feel strongly focused on cash flowing properties over appreciation (for now). I’m also okay with taking on a moderate amount of risk although but not to the point of entering speculative markets.

I’ll be sure to look into what you’ve suggested.

Thanks for the info! I’m definitely interested in strong cash flowing markets to start. What types of property do you find are most lucrative or maybe you would recommend for someone new?

Multi families seem to have a strong cash on cash return from what I’ve found so far but a lot of other investors have been urging me to go single family. What are your thoughts?

Also are there typical neighborhoods you like to stick to in Indianapolis & Kansas City?
