@Dave Skow I’m not sure of the average time I have to ask my agent about that. my agent set the price. I actually wanted to set the price for less but she looked at comps and the comps supported the price. Overall, the craftsmanship is not the best. Such as the finishings. Still the home is very nice and if it were listed two months ago I’m sure it would have been gone by now. Check it out the address to 69 Sylvan Rd Madison, CT. One person said the price was too high. I also feel like there should have been more people coming to see it.

Hello I have a home on the market for 30 days with 0 offers. I did a $39k price reduction and still nothing. I’ve had 10 showings. Is it time to find a new agent? Fyi The current agent is not from the town nor lives in the same county.

I have a home listed for 11 days and I’ve had zero offers. It’s a flip so the home is fully renovated. Given that it’s a sellers market I assumed as soon as the home listed, the offers would start pouring in but nope! I’ll admit the landscaping was not good which I am currently addressing but the home itself is nice. I just don’t feel like my agent is doing enough to market the home needless to say, she’s not familiar with the area.  it doesn’t even have a sign outside. My research also tells me that We probably overpriced the home…. My thinking is to finalize the landscaping and then get a new agent to re-list. Listing price is $849,995. Address is 69 sylvan rd Madison ct. feel free to check it out on Zillow…. Would love your thoughts on what I should do.

Home flippers: would love your opinion/advice. I am in the middle of a flip and I originally wanted to finish the basement. I’m close to the end of the flip and I honestly just want to be done with it, list and sell it. Finishing the basement will take more time…. How much more money could I sell the home for with a finished basement vs not finished? Are we talking $5k or $30k? I know it depends on the comps, right? I’m located in CT. The home is 3776 square feet, the basement is 900 square feet. Should I just focus on above grade and nix the basement? Or should I just finish the basement? Any thoughts would be grateful for a newbie investor. Thank you.

Home flippers: any advice on what brand toilet to purchase + price range one should go with? I know Delta and Moen are legit for faucets, but what about toilets?

Bonus question: a light directly above the kitchen sink, recess or dome light?
