As a landlord, what is your approach to reviewing your property after the tenant has moved out.

What do you look for specifically?

What have you overlooked and now you will not in future cases?

Finally how do you assess the cost so that you can communicate it to the tenant?

Thank you for your feedback. I will take this all into consideration and make my next steps.

Given the nature of todays climate with covid19, i dont even want a full walk through and just found out banks are not waiving full walkthroughs with cash out refinances.

I will have to deal with this, but thank you all again.

Because of the coronavirus, many appraisers I hear will be doing exterior only appraisals. I will apply your feedback to try and mitigate any negative appraisal valuation. Thx again

Hi All, Going through a cash out refinance for my primary property, I'd like to understand the pros and cons of the different appraisal approaches and how it can impact the appraisal of my property. I did a renovation to the interior of my house, did not do anything to front facade, fixed and stucco the facade on the back of the house.

The appraiser/lender, I believe is leaning towards exterior only, but I think my interior is better and it will not be included as part of the appraisal, and I believe it will hurt my valuation. Is this true?

Which appraisal approach is best given my situation? Pros and Cons of each appraoch?

Appraisal approaches:

1. Desktop Review - Appraiser goes off of MLS

2. Exterior Only - Appraiser assesses just the exterior of the property

3. Exterior and Interior - Appraiser assess the exterior and does a walk through of the interior.
