Appraisal Approach Help, needed for investment
Hi All, Going through a cash out refinance for my primary property so I can use it for investment, I'd like to understand the pros and cons of the different appraisal approaches and how it can impact the appraisal of my property. I did a renovation to the interior of my house, did not do anything to front facade, fixed and stucco the facade on the back of the house.
The appraiser/lender, I believe is leaning towards exterior only, but I think my interior is better and it will not be included as part of the appraisal, and I believe it will hurt my valuation. Is this true?
Which appraisal approach is best given my situation? Pros and Cons of each appraoch?
Appraisal approaches:
1. Desktop Review - Appraiser goes off of MLS
2. Exterior Only - Appraiser assesses just the exterior of the property
3. Exterior and Interior - Appraiser assess the exterior and does a walk through of the interior.
